The Project Guides team offers a suite of services from consultancy to full-scale management for a range of Strata Building Works. With each engagement our team considers how to maximize value add and amenity to property. We believe that the greatest amount of value can be added in the planning stages of any project.

At the design development stage our team can navigate council approvals including DA, CC and CDC applications with precision. Our team regularly liaises with a host of LGAs in the Sydney region and have a detailed understanding of their requirements and the path of least resistance to obtain project approvals.

Through leveraging our extensive knowledge of Building Regulations and Project Management, we can continue to add value and mitigate risk during construction works as a consultant, project manager or superintendent for your project.

In addition, our team offers inspection and certification services during construction, securing the course to project compliance and an occupation certificate.

Remedial Works

The undertaking of maintenance and repair work is an inevitable part of any building’s life cycle; however, it can often be unforeseen and financially burdensome for building owners. Our team is experienced in remedial project management, maintenance programming and helping building owners maximize the upkeep of their building, within the limits of their budget.

Whether it’s concrete cancer, paint spalling, balustrade and balcony replacements, waterproofing repair, or any other remedial issues, we can deliver cost effective outcomes that ensure that your building retains its function and value.

Throughout our engagement we can provide additional inspections and surveys to identify areas within your building that will benefit through further remedial works or implementation of a maintenance program.

Fire Order Upgrades

Project Guides have the technical knowledge and management expertise to guide building owners through all stages of a Fire Order. Our team can assess the issued Fire Order, understand it’s intended outcomes and determine whether there are more time and cost-efficient solutions that will result in the same level of protection and safety for the building occupants to the satisfaction of Council.

Our team has consistently liaised with LGAs, Fire Engineers and A1 Certifiers to rethink Fire Order requirements and deliver a strategy that often results in significant cost savings for the Building Owners.

Building Inspections and Review

Conduct inspections once engaged. Project Guides technical knowledge means that we can determine if there are cost-effective alternatives available and negotiate with Council the Terms of the Fire Order.

Project Management

Project Guides will appoint a Project Manager to your project and our role can be tailored to suit your budget. Typically, our role is to liaise with all Stakeholders, prepare contracts, review invoices, answer RFI’s, process invoices and conduct regular site inspections/meetings to ensure the works are completed in accordance with the Specifications and Council’s Fire Order.

Prepare specifications and tender

Project Guides prepares the specifications and tender to reputable Contractors to ensure works are completed to the highest quality. Recommendations on Contractors, Budgets and Programmes will be prepared.

Certification

Project Guides will conduct witness testing of the services, collate all Contractors certificates and handover documents and have the Fire Order signed off by Council. Using our custom-built software allows for a seamless transition from Fire Order’s to regular building maintenance and the submission of the AFSS each year.

AFSS Management

AFSS management is a constant task for Strata Managers and Building Owners and can often shift the focus from other pressing building matters. The Project Guides team is continuously working to improve the AFSS management process for our clients. We can undertake total AFSS management for our clients, including scheduling maintenance, assessing, and managing any required rectification works to collating certifications and making the final submission to council.

We can also provide access to our automated AFSS Management tool for clients that do not require Project Guides full management service. The AFSS Portal tracks and automates the submission of the AFSS by breaking the process into 8 steps. Each step of the process has simple to use dashboards, automated reminders and many in-built features designed to simplify and reduce management time.

Contractor Reminders

AFSS Portal will automatically issue reminders to Contractors for each building. Contractors can select weekly, fortnightly or monthly updates on upcoming buildings to assist with their workflow.

Access Notices

Manage the Contractors annual inspection through the Portal to enable simple tracking of all buildings.

Annual Inspection

Track when each Contractors will complete their annual inspection through simple to use Dashboards and Calendars to help Managers track buildings and Contractors.

Contractor Reporting

AFSS Portal automatically calculates when Contractors are to report on non-compliance. The Contractors can lodge all reports directly to your AFSS Portal for your review.

AFSS Portal provides many simple and time-saving solutions to simplify, manage and track documents.

AFSS Portal has an online pre-filled AFSS Form, allowing Contractors to sign off the Fire Safety Measures in seconds. Now we can track each AFSS, and which Measures are not signed off.

Owners to sign online AFSS Form

A simple and quick review process will help you confirm contractors accreditation to allow the Owner or the Manager to sign the AFSS.

Submission of the AFSS

Upon completion of the AFSS, the statement will be automatically submitted on its due date to Council. We then provide quick shortcuts to organise the AFSS to be displayed in the building. The process is now complete and will re-commence next year.

Design Services

Having an inhouse design team allows Project Guides to maximise our efficiency and quality assurance. We use the latest 3D BIM CAD design software to create bespoke design solutions. When we are engaged for works on a building, one of our key objectives is to innovate and improve the building. Visual communication is a key enabler for this approach which is why we not only create shop drawings but can also complement and enhance them with 3D CGI Visuals providing property owners, property managers and contractors with clarity on a project before works begin.

This broad design capability enables Project Guides to add value and high-quality design across many different types of projects.
